General Questions

What are the projected completion dates of each residence condo building, the resort condos, and the indoor waterpark?

  • The Golden Gate Residence Building is completed -- 70% sold out! Prime units are still available for immediate purchase and occupancy.
  • The Coronado Residence Building is under construction. Prime units are still available for purchase. Units will be ready for occupancy in late 2007. 
  • The Resort condo, Trestle Bridge Building, and Boji Splash Indoor Waterpark opened March 2007!

Do all owners at Bridges Bay Resort have lake access and use of property docks?
Yes, the entire property of Bridges Bay Resort has lake access and use of the docks.

Will Bridges Bay Resort have a private boat ramp for owners and visitors?
We have made application with the State of Iowa.  We feel strongly that they will allow Bridges Bay Resort to have a private boat ramp.

Do both residence condo buildings and resort condo building owners and visitors have access to the exciting indoor waterpark?
Yes, owners and visitors of all buildings receive up to 12 daily passes to the waterpark per condo unit.

Will there be an outdoor pool at Bridges Bay Resort?
Yes, it will be located north of the indoor waterpark, next to the waterpark whirlpool spa. However, to keep association fees as low as possible, the outdoor pool will be built when an adequate number of condo sales is reached.

Do all residence condo owners and resort condo owners at Bridges Bay Resort receive a space for an all-season boat hoist?

  • The Department of Natural Resources dictates how many boat slips are available. All residence condo owners will be given opportunity for an all-season boat slip.  All Current DNR rules and regulations allow at least one boat slip for all residence condos we intend to build.
  • Resort condo owners will not have access to an all-season boat slip.  However, there will be several boat hoists available at the resort condo for rent.  Full details will be available in association documents.

What do the monthly association and condominium fees cover, and what are the estimated costs for the residence condos and the resort condos?
Assocation costs can include expenses attributable to the care and maintenance of common areas that all owners share, such as maintenance and lawn care, snow removal, indoor waterpark, arcade, outdoor pool, common area utilities, structural repairs to all common areas, building insurance, boat docks, garbage, pest control, etc. Condominium building fees cover the costs and expenses of maintaining and operating the building assets and utilities.

The association and condo building fees actual budget is yet to be determined and will be contingent on buyers' acceptance before closing on condominium units.  The preliminary estimate of assocation fees and condominium fees for the residence condominiums and the resort condominiums is $250.00 per month.


Bridges Bay Resort Rental Questions

Is there a limit to how many days owners may use their unit?
NO, these are not timeshares, these are full ownership condominiums.  They can be used by the owner as often as they like.

Can the residence condominiums enter the rental program?
Yes, they can be part of the rental program.

Do owners have to use Regency Hotel Management to rent out their property?
NO, owners may rent out their units themselves or use whomever they wish to rent units.  However, this defeats one of the prime benefits of resort condos, which is hassle-free ownership.

How are rental damages handled?
Damages are usually paid out of the renter's deposit.

What are the estimated room rates the resort condos and residence condos will rent for?
Regency Hotel Management has done a detailed study to establish estimated room rates and will answer questions regarding the rental program.  Please request this information by contacting Tom Morris at Regency Hotel Management.

How many nights can I expect my resort condo or residence condo to be rented each year?
This is a new project and Regency Hotel Management can not speculate how many nights your condo will be rented.  However, Bridges Bay Resort offers amenities like no other in the area, including our spectacular indoor waterpark, which set us apart.

What is the revenue split if I enroll my condominium in Regency Hotel Management's Rental Program?

  • 60% owner
  • 40% Regency Hotel Management

Regency Hotel Management offers owners hassle-free vacation home/rental property ownership! Their on-site management takes care of upkeep, maintenance, and all interaction with renters.  Regency will market your unit as a condo/hotel, take all reservations, operate front desk, maintain property, take care of all housekeeping, and provide guest services hotel guests expect.  Regency Hotel Management pays operating expenses such as housekeeping, front office administration, and general and all marketing costs.
